Information About New Home Installations
Some owners of older homes in Riverbend are replacing them with new manufactured or modular homes, either single level or dual-level . Our first dual-level modular home was installed in 2012 and features a lower level storage and parking area, perfect for storing kayaks and other necessities.
Before beginning the process of installing any type of new home, there are steps which must be followed, including getting pre-approval from the Board of Directors of the site plan. The site plan must include positioning of the home on the lot, utility hookups, and elevation. In addition, there are steps that your vendor and subcontractors need to follow, such as providing adequate insurance coverage as well as a damage deposit. Most vendors are aware of the requirements and will work with you and with the Board of Directors to ensure that your older home is properly removed and your new one is installed to specifications, with a minimum of disruption to the community.
The Riverbend requirements pertaining to the installation can be found in the Riverbend Rules and Regulations (under Members > Homeowner Documents), Section C.11, 12 and 13. Your vendor will usually handle all the city and county requirements, including permits and fees. Once the home is installed, you will be responsible for registration and for paying the required taxes.
